Minor Works and Low Level Equipment
Millbrook Healthcare has been commissioned to provide a Minor Works Service to quote and install items such as banister/stair rails; external galvanised handrails; folding support rails and assorted grab rails only. Any work that requires concrete steps, permanent ramps, pathways, hard standing areas, etc. must be referred to the relevant Local Authority.
Quotes will be prepared for all galvanised rails, stair rails in excess of 6 metres and for all complex rail installations requiring mitring and/or more than one hour on-site. Quotes will include all materials, labour, standard stock, extra/hire equipment.
In respect of privately rented accommodation and Registered Social Landlords, the prescriber must ensure that permission/consent has been obtained from the landlord, prior to arranging a joint site visit or placing an online order for a quotation.
However, in the case of service users living in properties owned by BPHA; Central Bedfordshire Council properties and Aragon Housing Association; Prescribers must complete the relevant minor works paperwork. This must be authorised by their line manager and then sent to the appropriate agency (see table below in ‘Property Tenancy’ Section 7). Millbrook will not be permitted to complete minor adaptations in any of these properties, unless written permission has already been obtained by the Prescriber in advance.
Millbrook will not install rails in any communal areas. Any request for concrete steps, ramps with handrails, banister rail infill or rails for use in communal areas must be referred to the appropriate Local Authority.
The provision of all minor works for mobile homes/caravans/house boats should be sent to the relevant Local Authority Lead for consideration.
Prescribers will have already assessed both the clinical needs of the service user and the environment in line with the requirements of the Care Act 2014. Clear clinical reasoning and confirmation that all the necessary risk assessments have been completed must be fully documented by the prescriber. The provision of minor works should only be considered to provide access/egress to essential facilities.
This may include:
- Main access to the property – galvanised rails at one access point only;
- Grab rails - can be installed at a maximum of two external doors only;
- Toilet/bath/shower;
- Kitchen;
- Stairs to the first floor only;
- Hallways.
